As a custom home builder, our job is to help you achieve your dream exactly as you had imagined, without losing sight of your budget or sacrificing quality along the way. We specialize in many areas that are including but not limited to contemporary, modern, traditional and west coast styles as well as laneway homes.

Building new home is a complex process. You’ll have a full team working for you including a project manager and site superintendent. We will coordinate trades and subcontractors. Throughout the process, we’ll be in constant contact with you regarding trades, timing, potential issues, and what decisions need to be made.

The Custom Home Building Process

1. FREE CONSULTATION

Initial consultation at no charge to you, to fully understand your needs and ideas, your vision, goals, needs and budget
Book the site visit together

2. PLANNING & BUDGETING

Work on architectural plans; keep you involved during the drafting process and inform you of all the options
Prepare the quote for your review and confirmation; get your approval to proceed
Determine overall construction schedule and key dates
Sign a Contract

3. PRE-CONSTRUCTION

Obtain all necessary approvals from the city.
Make sure that all the legal formalities are completed and compliance requirements are meticulously reviewed and met.
Apply for permits, e.g. development, structural, city and building,
Conduct site viewing to determine scope of project.

5. CONSTRUCTION: FOUNDATION & FRAMING

Prep site including excavation, ensuring utilities are working and forming footing
Build foundation and erect framing
Install windows and doors; rough in electrical and plumbing
Experience the progress with site visits and continual updates
Conduct structural inspection to ensure all areas are to building code

6. CONSTRUCTION: INTERIOR AND EXTERIOR

Insulate walls and roof; install vapour barrier and drywall
Paint and place finishing elements into your home, e.g. flooring, cabinetry, doors, countertops, fixtures, mouldings, etc.
Apply siding and add exterior finishings

7. COMPLETION

Wrap up with final touches and clean up
Complete walk through together to ensure you’re completely satisfied and discuss any deficiencies
Conduct final inspections of home
